Ask before you sign

  1. Speak to at least 3 franchisees who have run an outlet for 2+ years and see their actual monthly sales and profit — a franchisor making money doesn't mean its franchisees do.
  2. Ask for the one-time franchise fee in writing, and whether any part is refundable.
  3. Ask whether you get an exclusive territory, and how large it is.

About the Brand

Brand USP

Tea Post says it is an organised tea-café chain built around chai and desi snacks, with a cluster-based expansion approach (annual report 2025-26).

HeadquartersAhmedabad, Gujarat
Tea Post is an Ahmedabad-based tea-café chain with a vegetarian menu of more than 15 teas plus snacks such as samosa, poha, upma and sandwiches. Tea Post Limited's annual report for 2025-26 counts 296 cafés on 31 March 2026: 94 company-operated and 198 franchised in India (Gujarat, Maharashtra, Rajasthan and Madhya Pradesh, with 217 cafés in Gujarat), plus four franchised cafés in Dubai. Its store locator lists 300 outlets on 31 October 2026, about 220 of them in Gujarat. The company says it was established in 2013 and incorporated in 2015, and it has filed to list on the stock exchanges (SEBI issued its observations on the draft prospectus in March 2026; no issue date has been announced). The franchise offer, as the company's own draft prospectus (June 2025) describes it: a one-time franchise fee of Rs 2.5 lakh to Rs 7 lakh per café depending on format and location, an interest-free deposit (amount not stated), a royalty of 5% of the café's gross sales paid every two months, and an initial five-year agreement that can be renewed on mutually agreed terms. The franchisee funds the café and runs it day to day; Tea Post usually signs a three-way lease with the landlord and the franchisee so that it keeps control of the premises if a franchisee leaves. Franchisees must buy dry stock such as tea blends from Tea Post's supply centres and use vendors it names for frozen items and perishables. Its franchise page offers two formats, 'A Place To Talk' (compact, non-air-conditioned) and 'Apni Chai Ki Dukan' (air-conditioned). What to watch: Tea Post publishes no total investment, floor area, payback or ROI for franchisees. Its prospectus puts average monthly sales of a franchised café at Rs 3.69 lakh including GST (nine months to 31 Dec 2024), against Rs 6.10 lakh for a company-run one, and shows 2 to 8 franchised cafés closing each year (reasons given include non-profit-making and relocation). The company itself has lost money every year in the filings read here (FY22 to FY26; FY26 net loss Rs 1.47 crore on revenue of Rs 90.38 crore). The prospectus discloses a pending NCLT petition, filed in 2018 by three shareholders of the earlier company that owned the Tea Post brand (they allege oppression), alleging the brand was transferred to Tea Post unfairly and seeking damages of about Rs 15.76 crore; Tea Post has denied the claims. Franchisee reviews, Google Maps ratings and app-store ratings were not checked for this listing.
