Ask before you sign

  1. Speak to at least 3 franchisees who have run an outlet for 2+ years and see their actual monthly sales and profit — a franchisor making money doesn't mean its franchisees do.
  2. Ask whether you get an exclusive territory, and how large it is.
  3. Ask the brand to respond to each red flag listed under Reputation & News.

Our Estimates

FranchiseChuno estimate

Pind Balluchi doesn't publish these, so here is our best read of the market and how we got there. They are our estimates, not the brand's figures — use them to plan, then confirm the real numbers in writing.

  • All-in cost of a Village Restaurant today, fee included

    ₹1.2–1.6 Cr (excluding rent deposit)*

Starts from the brand's own last published figures (early 2019): ₹90 L–₹1.10 Cr required investment plus a ₹30 L fee that may not be inside it (₹1.2–1.4 Cr together). Fit-out, kitchen equipment and furniture costs have risen since 2019; we add about 10–20% on the build part. Rent deposit, GST and pre-opening working capital are extra.

Key Terms at Pind Balluchi

The clauses that shape day-to-day running and your exit — read these before the fee.

Payments to the brand
Royalty of 7% (restaurant formats) or 5% (Express), per the brand's franchise page as published in early 2019. The visible table did not state the base; an older line hidden in the same page's code says 'Royalty Fee: 7% of Nett sales'.
The Indore franchise was granted in Oct 2015 for nine years (to Oct 2024); after the original franchisee closed its business, a new operator took over the premises and agreement under an Aug 2021 addendum that set a fixed monthly franchise fee of ₹90,000, according to a Delhi commercial court judgment of May 2025.
Renewal
Term of 9 years for the restaurant formats and 5 years for Express (2019 terms). Renewal terms not published.
Exit
After termination the franchisee must stop using the Pind Balluchi name; the franchisor obtained an injunction and recovery decree against its Indore franchisee in 2025 after terminating for unpaid fees.
Territory
The brand's 2010 franchise page said it would help the franchisee find a site 'within your specified territory' but did not promise territorial exclusivity — 'Promised exclusivity' appears in that page's list of the franchisee's own obligations. No current territory terms are published.
Other terms
Courts have treated disputes under a franchise MoU as subject to arbitration (Delhi High Court, Nov 2025).
Supply & stock
The brand's 2010 page required franchisees to follow its stock-ordering system and pay suppliers on time; current supply terms are not published.

About the Brand

Brand USP

Village-themed Punjabi and North Indian restaurants run by Delhi's JS Hospitality for over two decades (brand's words), with outlets from Delhi NCR and UP to Bengaluru, Pune and Kolkata.

Parent CompanyJS Hospitality Services Pvt Ltd
HeadquartersDelhi (registered office Rohini; corporate office Gurugram)
Pind Balluchi is a chain of village-themed restaurants serving North Indian, Punjabi and Frontier food, run by Delhi-based JS Hospitality Services Pvt Ltd (chairman Jaspal Singh Chadha). Its franchise page lists 45 open outlets as of 3 Oct 2026 — 12 in Delhi and Gurugram and the rest in UP, Uttarakhand, Bihar, Chhattisgarh, Bengaluru, Pune, Navi Mumbai, Kolkata, Vadodara, Jamshedpur and elsewhere — plus 4 coming soon. The brand's own pages disagree on size: its homepage says 40+ restaurants in 15 states, its About page 55+. Many outlets use their own email addresses and some are run by separate firms, which points to a mostly franchised network. The current franchise page only invites enquiries. The last terms it showed publicly, on its franchise page in early 2019, were: Village Restaurant (80–100 covers, 2,500–3,000 sq ft) ₹90 L–₹1.10 Cr investment, ₹30 L one-time fee, 7% royalty, 9-year term; Grills and Platters (3,000–4,000 sq ft) ₹1.5 Cr, ₹40 L fee, 7%; and an Express QSR (500–1,000 sq ft) ₹20–25 L, ₹15 L fee, 5% royalty, 5 years. It did not say whether the fee was inside the investment (an older line left hidden in the page's code puts royalty on net sales), and by July 2019 the brand had hidden the table from the page. A 2025 court judgment shows that the operator who took over the Indore franchise in 2021, after the original franchisee closed, owed a fixed ₹90,000 a month instead. FranchiseChuno estimates ₹1.2–1.6 Cr* for a Village Restaurant today, fee included. What to watch: MCA data via Tracxn marks JS Hospitality as not compliant with its filings; its last AGM was in February 2025, and its subsidiary Pind Balluchi Hospitality Pvt Ltd has held no AGM since 2019. JS Hospitality reported ₹29.7 Cr revenue and ₹57 L profit in FY25 — franchisor figures, not outlet earnings. It has fought franchisees in court: it won an ex parte decree for ₹13.9 L in unpaid fees plus ₹5 L damages against its former Indore operator in 2025, and a dispute with the operator of Dwarka and Gurugram outlets, who relies on a 2022 MoU that JS Hospitality calls forged, has been sent to arbitration. Two Delhi outlets were prosecuted over food samples found to contain synthetic colour in 2019; both were acquitted. Ask for the current agreement and fee terms in writing and speak to several existing franchisees.

Why invest in Pind Balluchi?

- Pind Balluchi's own franchise page lists 45 open outlets across Delhi NCR, UP, Bihar, Uttarakhand, Karnataka and other states, with 4 more marked coming soon (Oct 2026). - In early 2019 its franchise page set out three formats with costs, fees, royalty and term: Village Restaurant, Grills and Platters, and a smaller Express QSR. - The 'Pind Balluchi' name is a registered trademark of the franchisor in Class 43 and other classes, and in 2025 a Delhi commercial court restrained a former franchisee (Indore) from using it.
